New filling station and shop and deli at Keady Road in Armagh could create 10 new jobs

The facility would be the first phase to be built in a much-larger mixed-use development for which outline approval had been given two years ago on the old Armagh Integrated College site

A new petrol filling station and shop at Keady Road in Armagh could see 10 new jobs on site.

The planned development is located on the site of the former Armagh Integrated College.

Outline planning approval was given for a mixed-use development at the site back in 2019.

Now a reserved matters application has gone before Armagh City, Banbridge and Craigavon Borough Council to provide more details on what is actually intended.

The mixed-use proposals included housing, a creche, public open space, access and parking.

The site is “adjacent and south of Rockfield Downs and east of Demesne Park”.

The reserved matters application indicates that the filling station and retail shop will be the first element of the overall plans to proceed.

The proposals had been submitted in the name of SFM Commercials Ltd, of Tassagh Road, Keady.

According to a planning supporting statement, the site is currently described as “development land” with the former integrated college buildings having previously been demolished, the area now comprising a bitmac surface and internal road layout.

According to the application, the new filling station will consist of a six bay petrol forecourt, associated shop and service facilities.

The shop will stretch to almost 450 sq metres and will include a food prep area and deli, with close to 50 sq metres designated as a “seating area” to enjoy refreshments on the premises.

The building will be a single storey development and positioned centrally within the site, with an existing access onto the Keady Road to service the filling station.

According to the planning statement:: “The floor plans partially enclose the adjoining ancillary service compound area located to the rear in order to screen it against views from public areas and provide security.”

There will be HGV and car parking located around the new filling station site with a total of 42 spaces designated for cars.

There will also be dedicated staff parking with the proposals indicating that the new enterprise would see 10 staff on site daily.

The proposals also include associated site works.

There will be landscaping too, with planting to “soften the visual impact of the proposal and visually separate it from the approved residential area located to the west”.

Neighbours in Rockfield Downs are to be notified as part of the statutory process of the submission of this reserved matters application.

It is expected that it will be publicly advertised next week.
